We Love Local

We love our local area. It’s a special place with soul and a real sense of community. We are lucky to have so many fantastic local projects and events and we’re proud to lend our support.We have been the primary supporters of the Sydenham Arts Festival since its inception in 2009, the Sydenham Artist Trail, the Penge Festival and the Sydenham International Music Festival to name but a few. We are also proud to support many of our fabulous local schools including St. Michaels, Adamsrill and St. Bartholomew’s.

High Street Vs Online Agents: Getting the best sale for your property

As the number of online agents increases we're often asked what sets us, as high street agents, apart from this growing sector of competition.

There is no replacement for face-to-face conversation, and being able to speak directly to the agent conducting viewings of your home. You will have the mobile numbers of both the Director and Sales Manager looking after you so you can always reach us, anytime.

Our reviews show that over 99% of our clients would recommend our services to friends and family, ranking us No.30 of 15,300 UK agents. In 2017 we were delighted to win AllAgents award for 'Best Small Chain in the UK', testament to our team's hard work and dedication to making the process of buying and selling as painless and as smooth as possible. We care about what we do and the people we’re working with.

The result? On average we find buyers within 4 weeks and over 91% of our sales successfully complete. We achieve full asking price on over 60% of our properties (the UK average is 27%).

By contrast, recent research by GetAgent (in July '17) looked at 500 instructions by online agents, finding that: when they looked at all online agents instructions over a 14 month period between Jan '16 and Feb '17 around half hadn’t sold, that almost half those interviewed felt the online agent they chose was poor value for money, and 40% spent more time than expected managing the sales process.

Finding a buyer is only a small part of our job.  A bigger part of our job is managing the sales process once an offer has been agreed -  liaising with agents, solicitors and those in a chain, dealing with problems before they grow and derail a sale, communicating, reassuring buyers and vendors.

Bake Off funds 'dough'nated to St Christopher's Hospice

Thanks to our wonderful community, last August’s Great PropertyWorld Bake Off competition was a fantastic success!

PropertyWorld hit the big 2-0 & so we invited those around us to join in the celebrations at Penge Day. The competition submissions were incredible, and Great British Bake Off Finalist Jane Beedle was on hand to select our winners, offering the unique prize of a baking tutorial together with winner of BBC’s Yes Chef! Regan Anderton.

It was a very memorable day, and now we are delighted to confirm that the event raised £300 for St Christopher’s Hospice.

Buying and selling in 2018

As political and economic uncertainty around Brexit continues, the start of 2018 will not mark a new chapter for the London property market. Proving itself fairly resilient, transactions are likely to remain at current levels (possibly a little lower), with a steady 1-3% price increase predicted.

Despite a cautious market, the relatively low mortgage rates should remain, with any further interest level increases minimal. The Autumn Budget will boost affordability for First Time Buyers in the short-term, and further government investment in Help To Buy schemes will provide some support for sales.
