Ptopertyworld is delighted to present this spacious, split level two / three bedroom Victorian conversion flat with a private garden. Boasting over 1000 square feet of living space, arranged over three floors, the accommodation is bright, airy and bursting with natural light. With two reception rooms it is also highly versatile, with one that can easily be used as a third double bedroom. The property boasts a number of original features including a delightful period fireplace in the living room and stripped wooden flooring. You enter on the ground floor and ascend to the first floor where you will find two reception rooms, kitchen and family bathroom. The main reception to the front is light and welcoming with three large windows that flood the room in natural sunlight. Stripped wooden flooring and an original fireplace lend bags of character to this generous living area. Next door is the second reception room, currently used as a standalone dining room but that can easily revert to a third bedroom. To the rear of the first floor is a spacious kitchen with a range of fitted wall and base units, Butler sink and space for fridge freezer, washing machine, standalone oven and dishwasher. The bathroom is located off the kitchen with a simple white three piece suite and separate integrated shower. Access to the South West facing private rear garden is directly from the kitchen down a wrought iron staircase. The garden is almost 40 feet long with a pretty lawn and mature border of shrubs, plants and trees. On the second floor you will find two bedrooms, both doubles, thought the main is larger and runs the full width of the building and stands at 16 ft. wide. The landing is also large enough to house a desk and workspace which the current owners use when working from home. An unusual aspect of the property is the roof space that is above the kitchen and bathroom. The neighbour's on one side have extended across this space and created significant additional floor space (large extra bedroom and or bathroom) whilst the other side have created a stunning roof terrace (all subject to the usual permissions).
Champion Road is located off Sydenham Road, with easy access to a range of amenities, independent shops, cafes, restaurants and gastropubs. Both Sydenham and Lower Sydenham train stations are easily walkable as are a number of green spaces and parks and several good primary schools. This is a delightful property with huge potential and must be viewed.
Our Vendor Loves...
'We have enjoyed living here for nearly a decade. We chose the property originally because it felt much more like a house than the other flats we looked at in the area, as it has two floors with the bedrooms located upstairs.
Visitors have always commented on how spacious and light the flat feels and that it has a nice vibe' about it. We loved entertaining friends and family in the spacious dining room but have also used it for people staying over, or as a third bedroom. It's surprising how many family members we have been able to accommodate overnight for family occasions! We've often considered an easy extension (to make another bedroom) or to make a simple roof terrace like our neighbours, but we never got around to doing it! Our mature, private garden feels secluded and quiet and is a great sun trap. We spend a lot of time in lovely Mayow Park with our little one which is a 5-minute walk and we really like the community feel in Sydenham.'
EPCs tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). EPCs let the person who will use the building know how costly it will be to heat and light, and what its carbon dioxide emissions are likely to be.
