Propertyworld is pleased to offer this semi-detached three bedroom house to the Sales Market, which truly offers GREAT POTENTIAL TO EXTEND AND MODERNISE TO PERSONAL TASTE. This charming DOUBLE FRONTED house is spacious in our opinion, with generous room sizes and beautifully proportioned accommodation throughout. Benefitting from OFF STREET PARKING TO FRONT FOR UP TO 4 CARS, this is a rare and fabulous opportunity to acquire a great family home, within the catchment area for two outstanding primary schools, as well as having three Rail Stations minutes walk away, at Kent House (trains to Victoria), Anerley (trains to London Bridge and the Overground) and Birkbeck (trains to London Bridge and the tram). The accommodation is as follows: Three generous sized bedrooms to the first floor and a family bathroom, providing a modern three piece bath suite with fully tiled walls. On the ground floor, the potential is simply endless . A cosy lounge sits to the front of the property to front, with a feature fireplace mantle and double doors to rear, leading into a fabulous, almost fully glazed, DOME ROOF CONSERVATORY with a beamed roof - WOW! Across the hall, sits the dining room - perfect for family dining, even dinner parties. A rear doorway from the dining room leads into a perfectly positioned kitchen - offering a range of kitchen cupboards and then gives access directly out into the garden. The garden is simply huge, being the full width of the house and offers beautiful lawns and raised decking, however the second biggest show stopper of this home is the brick workshop / office, that sits at the end of the garden with huge potential - This single storey building has power, lighting,, sink - even a W/c, not forgetting a Video entry phone. The potential to modernise, extend and create is endless on this property - subject to all the usual building consents. The neighbourhood is friendly, with a real sense community.

Our Vendor loves........
'We have always loved our family home, it's always felt homely since we moved in. There is so much potential for this property with the large out building and our garden is a real sun trap. Our neighbours are lovely and this something we will definitely miss.
We are also surrounded by excellent transport links especially into central London and the convenience of Penge High Street and Beckenham High Street which both boast lots of beautiful pubs and cafes which are all within walking distance.
EPCs tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). EPCs let the person who will use the building know how costly it will be to heat and light, and what its carbon dioxide emissions are likely to be.
