GUIDE PRICE £400,000-£425,000 Propertyworld is delighted to present this beautifully presented, two double bedroom, period conversion flat in this handsome, detached, Victorian mansion, with large communal garden. The property is located on Sydenham Avenue, a wide boulevard, that is one of Sydenham's most desirable addresses. Bright and airy, with an abundance of natural light, the flat has a warm, open, and welcoming feel. The accommodation is spacious and well appointed, with clean lines, and a neutral pallete throughout. To the front is a generous, open plan reception and dining area that is over 17 ft long and which then leads into the partially opened fully fitted kitchen. Two large windows with an easterly aspect bathe the space in natural light. There is plenty of room for a dining area alongside the main seating and relaxation area. The kitchen is a contemporary affair, with off white fitted wall and base units and an integrated oven, fridge freezer and dishwasher. A long hallway adds to the sense of space and takes you to the rest of the rooms in the property. Both the bedrooms are doubles, the larger of which is to the rear, with views over the large communal garden. The bathroom, like the rest of the property, is modern and well appointed with a three piece white suite and contrasting mosaic and large partially tiled walls, and a tiled floor. The communal garden is West facing, receives sun all day, and is sheltered with a sprinkling of large mature trees. The building itself is very well managed, with a responsive freeholder, who is keen to keep the building in top shape. Very low service charges are a bonus, with all but one of the 7 flats in the building owner occupied.
The property is a stone's throw from the iconic and award-winning Crystal Palace Park. You can easily walk to Penge West and Penge East stations ensuring any commute or trip to London is a breeze. Stroll into both Sydenham, Penge or the Crystal Palace Triangle a
"We've loved our time in the flat and the area. We'll be sad to say goodbye but ready to take the next step on the ladder. We especially love being so close to Crystal Palace Park and basically used that as our extended garden in lockdown! Sydenham high street is so handy, with great shops and pubs and it's just a short walk to Crystal Palace itself for lots more restaurants, bars and the cinema.
The flat has been perfect for us - it's light and airy with sun streaming in the south facing windows overlooking the wide and leafy street. The open plan kitchen and living room means we can cook and entertain at the same time when friends and family are over. The second bedroom is a great size so it works as an office, even with a double bed for when people stay over.
We're perfectly situated for transport - being in the middle of four stations is very convenient and trains to London Bridge, Victoria or Canada Water take just 15-20 minutes."
